Access Statement for Crew Yard Barn

This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer all our guests/visitors.


Crew Yard Barn is a large barn renovated to exceptionally high standards. It accommodates 10 people in 5 en-suite bedrooms. The house is situated in the countryside on the owner’s arable farm. One of the bedrooms is downstairs making it ideal for the less mobile guests. There is parking available for 5 cars on site in a gravel drive.

• For full details and maps of how to reach us please see our website or type in our postcode PE33 9DX which takes you to the middle of Crimplesham. Instructions can be easily given from there. A railway station is situated about 3 miles away at Downham Market. This is a main line to London. Buses again run from Downham Market. Tesco’s can provide a delivery service for groceries etc.

Key Collection, Welcome and Car Parking

• The owner will always try and greet you as you arrive at Crew Yard Barn. If that is unable to happen an alternative solution will be agreed. Parking in the drive available for 5 cars on a well lit gravel drive.

Entrance to Property

• There is no level access into the property as there are 3 small steps to the front door. These are approx.115 mm. maximum in height. The front door is 750mm.wide and leads into a well lit hall with tiles on the floor.

Halls, Stairs, Landings, Passageways

• The hall is wide and a staircase is at the far end. This is of wood and has 2 right turns. There are 16 stairs in total. Each stair is approx. 240mm. deep and approx. 200mm. in height. Upstairs is carpeted with a short pile carpet. The stairs have a handrail on the right hand side.

Sitting Room/Lounge

• The kitchen/diner/sitting room is one large area .The sitting room area has a mixture of leather and soft chairs with arms,together with a low coffee table. There is a wide screen digital television and a DVD player with remote controls. Lighting in the whole area are by natural light or ceiling lights or side lights. There is an oil fire in one corner with a guard surround. There are tiles provided through the entire area with one rug underneath the coffee table.

Dining Room

• The dining area has a large table with upright chairs. The dining table has a height of approx.770mm. and a clear height under the table of approx.660mm.


• The kitchen is entered through the 2nd sitting area which has 2 leather sofas and a second television. This has 2 doors with a clear width of approx.750mm.
• There are tiles throughout these areas.
• The kitchen work tops are approx.910mm high.Sink has a mixer tap.
• The hob is approx.910mm.high. The ovens are situated under the hob and have side opening doors.
• Microwave situated on top of the worktop.
• Height of wall units approx.1600mm.
• Well lit with ceiling lights.

Bedrooms and Sleeping Areas

• There is 1 downstairs twin bedroom with en-suite. Beds are top of mattress
• Carpeted floor with short pile. En-suite has clear doorway of approx.750mm. Lip to shower approx.80mm. Toilet seat approx.425mm. Sink is of pedestal type approx.870mm. with mixer tap
• Bedroom well lit with wall lights and side lights. En suite has ceiling lights .
• Upstairs 2 twin bedrooms 1 super-king(6′)bed and 1 king-size(5′)bed all with en-suite facilities.
• The height of the beds vary between approx.440mm. to approx.540mm.
• All bedrooms are either lit by wall lights or ceiling lights and all have bedside lights.
• All bedrooms have free standing wardrobes and chest of drawers.

Bathrooms, Shower-rooms and Toilets

• There is level access to all en-suite facilities from all bedrooms.All doors approx.750mm. Tiled floors in all en-suites. All lit with ceiling lights or wall lights.
• 3 bedrooms have showers,the other one has 1 has a roll-top bath approx.645mm.All the showers have lips of walk over.
• All sinks are approx.870mm.high with mixer taps
• All toilet seats are approx.425mm.high

Laundry/Utility Room

• Utility room outside with washing machine and tumble drier.
• Step up approx.320mm.
• Concrete floor


• We have a paved patio area which can be accessed from the lounge area by 2 steps approx.150mm.max. Table and chairs and a BBQ are available on the patio
